Our familiarity with a broad range of valuation assignments enables us to apply this market background to different specialized value issues, including condemnation, tax appeal, lease arbitration, bankruptcy, hazardous materials impacts, breach of contract, fraud, construction defect, and other issues in property litigation.

We have extensive experience with a range of property types, including homes and condominiums, vacant land, apartment projects, mixed-use developments, shopping centers, office buildings, industrial properties and parks, residential subdivisions, master-planned communities, agricultural properties, natural resource properties, and a host of specialized or unusual properties.

Specific assignments have ranged from acquisition and development loan appraisals to estate valuations to a wide range of litigation support, including multiparcel and highly complex valuation analyses. Jones, Roach & Caringella, Inc. is a leading real estate appraisal and consulting firm with experience in a broad range of real estate types and clientele. The firm was established in 1986 as a real estate appraisal firm specializing in large property and complex analyses. The firm has grown and we currently have three principals, with a total staff of six. Our appraisals are used by local, regional, and national clients for loans, litigation, estate planning and taxation, eminent domain, conservation, acquisition and disposition, and many other purposes. We have extensive experience in expert witness testimony in depositions, various Superior Courts, U.S. District Court, U.S. Tax Court, the Court of Federal Claims, arbitrations and mediations, and tax appeal hearings.

The company is owned and operated by Stephen D. Roach, MAI, SRA, AI-GRS, CDEI, Robert P. Caringella, MAI, SRA, AI-GRS, and Alison Arms, MAI, SRA, AI-GRS. Robert N. Jones, MAI, one of the founders of the company, now enjoys retired status after over 20 years of ownership.

Our staff appraisers have an average experience level of over 15 years each. All of the appraisers hold the MAI designation. The staff is familiar with complex assignments such as the valuation of long-term leased fee and leasehold interests, partial acquisitions, historic buildings, proposed residential subdivisions, planned communities, large vacant land parcels, large retail centers, auto dealerships, sensitive lands, retrospective appraisals, and fractional interests.
